The step up from the Golden Mile, built for staying
Nagüeles is the step up from the Golden Mile, the first slope above the old road, and it was one of the first parts of this coast to be built on for living in rather than for holidays.
It is quieter than the strip below and greener than the town beside it, and it holds three things that matter more to families than any view. A school you can walk a child to, a mountain park at the top of the road, and the hermitage where Marbella keeps its patron saint.
This guide sets out what the area is, what it costs, and what it is like to live in through a winter as well as a July.

Where exactly it is
Between the boulevard and Sierra Blanca
The hillside read along the slope, coast below. Nagüeles is the first rise above the Golden Mile boulevard, with Sierra Blanca above and to the east, El Capricho beside it, and the Marbella Club and Puente Romano a few minutes downhill.

There was nothing here
Orchards to the first neighbourhood above the boulevard
The same frame of hillside, flown twice, seventy years apart. In 1956 the road to the hermitage runs through orchards and terraces. What stands there now went up early and has barely changed since.

How it came to be
Where Marbella keeps its patron saint
Above the last of the houses the road runs into the Parque de Nagüeles, a stretch of pine, olive and carob at the foot of La Concha with barbecues and picnic tables under the trees, and it is used by people from the town far more than by anyone staying on the coast.
In the middle of it stands the hermitage of San Bernabé. He is Marbella’s patron saint, the town keeps his feast in June, and the fact that his chapel sits at the top of this particular road rather than in the centre says something about how old the connection between the town and this hillside is.
The residential part came later and early, if that is not a contradiction. Nagüeles was among the first stretches of the Golden Mile developed for people who intended to stay, which is why it reads as a neighbourhood rather than as a resort.

Living here
The school run you can walk
Nagüeles is the family address on this hillside, and the reason is on the map. The British International School of Marbella opened its purpose-built campus here in 2020, looking out to sea with the mountain behind, and Swans International has its secondary school beside it in El Capricho and its primary in Sierra Blanca next door. Three of the coast’s best known schools within a few minutes of the front door is rarer on this coast than the brochures suggest.
The private healthcare is close and good. Quirónsalud Marbella and Hospital Ochoa are both a short drive down the hill, HC Marbella is by Puerto Banús, and Helicópteros Sanitarios has run a 24 hour home doctor and ambulance service from Puerto Banús since 1988.
Getting around is short. The old road is two minutes downhill and everything on the Golden Mile is on it, the old town is five minutes east, Puerto Banús ten minutes west, and Málaga airport about forty minutes. There is no train to Marbella, so a car is part of life, but here it stays parked more than most.
At the top of the road the tarmac stops and the Parque de Nagüeles begins, pine, olive and carob at the foot of La Concha, with barbecues and tables under the trees and the hermitage of San Bernabé in the middle of it. It is used by people from the town far more than by anyone staying on the coast, which tells you what kind of place this is.

Two numbers both get called “the price” here, and they are kept apart. Registered sale prices are published by postcode, so the deed figure below covers the whole Golden Mile, while the asking prices are Nagüeles’s own and sit well below the strip on the beach.

What buyers actually paid
Registered sale prices are only published by postcode, and postcode 29602 covers Nagüeles together with the Golden Mile and Sierra Blanca. So the deed figure below is for the whole district rather than for Nagüeles alone. Across it, homes completed this year at a typical €5,475 per square metre, 17 per cent above Marbella as a whole. Houses went for €5,125 over an average 410 square metres, against €4,924 for a Marbella house.
Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. What it costs to own
The figure nobody official publishes
Every buyer eventually asks what a house here costs to hold, and no public body answers it. We can, because we record it. Across the Nagüeles listings that publish their running costs, the median annual property tax, the IBI, is €1,965, and the median community charge is €1,632. Together that is €3,597 a year before utilities, staff, pool and garden.
It is the lightest running cost on the hillside. Sierra Blanca, next door, runs at €9,965 a year on the same measure, and the Golden Mile at €6,967. The difference is the community charge: most Nagüeles villas stand alone on their own plot with no gate, no shared gardens and no shared pool to pay for, so what you pay is mostly the tax on the land underneath.
It is one more reason the address suits people who intend to live here rather than visit. Know the number before you make an offer, and have it in front of you when a seller’s agent talks about the fees.

Nagüeles is the entry to the hillside on price and the easiest of the four to live in every day: the school, the park and the boulevard are all a walk. Sierra Blanca buys more space and more privacy for more money, and Camoján more again. Which is right depends on how you plan to use the house, and that is a conversation rather than a table.

The year-round home.
This is Nagüeles’s home turf. The school is here, the park is here, and the town is close enough that the car stays where it is for days at a time.
The holiday home.
Quieter than the strip and greener than the centre, with the beach a short run downhill. It suits people who want the coast without living on top of it.
The long hold.
The hillside is finite and the school is not moving, and family demand on this coast has been the steadiest demand there is.
