Penthouse | Buenavista de la Quinta | Benahavís
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in La Quinta that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Benahavis, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

Straight-line distances, which on this coast are always shorter than the drive. Places data from OpenStreetMap contributors, with the international schools picked by us, because the map data alone does not distinguish them.
About this property
A rare southern-facing penthouse crowning the finest position within Buenavista de la Quinta, the flagship address that first announced La Quinta’s ambition and, two decades on, has been reborn through a ground-up renovation of exceptional standard.
The setting
Buenavista de la Quinta was La Quinta’s original statement of intent. Conceived by architect Manolo Burgos and completed in the mid-2000s, it was, for its moment, unusually ahead of its time, built to a level of materials and finishing that competitors would spend the following decade trying to match. It comprises just 71 residences, arranged across two intimate, gated enclaves and set at the highest point of La Quinta, where the land tilts open to the coast.
The community is entirely traffic-free and privately secured, so arrival is calm and unhurried. You walk through mature, meticulously kept gardens, established over twenty years and now beautifully grown-in, past reflective pools and shaded terraces that catch the breeze coming off the mountains. The southern aspect gives the whole estate its light, and from these gardens the eye travels uninterrupted across the valley to the Mediterranean beyond.
The residence
This penthouse is, quite simply, the best-placed home in the development, and it commands the finest views of any residence here, a sweeping panorama that gathers the sea, the golf, the mountains and the coastline into a single frame, from a due-south terrace made for long lunches and slow evenings.
Laid out over a single, generous level and served by a lift, the apartment has been taken back to the structure and rebuilt to an extraordinary standard. Marble floors run through light-filled, open-plan living spaces anchored by a fireplace, opening seamlessly to a wraparound terrace with its own outdoor kitchen, so that indoor and outdoor living are resolved as one. The kitchen is fully fitted and integrated. The three bedrooms are quietly luxurious, the principal suite with a walk-in dressing room, and each bathroom is finished with genuine craftsmanship.
That craftsmanship is most telling where it is least visible. The bathrooms have been executed to Norwegian wet-room standards, meaning the entire room is fully tanked and waterproofed with a continuous membrane before a single tile is laid. It is a discipline rarely seen on the coast and the mark of a renovation done properly, for permanence rather than for show. Throughout, the home is equipped with a smart-home system, individually zoned air conditioning, underfloor heating to the bathrooms and efficient aerothermal technology, achieving an A energy rating. It is offered fully furnished, with a private garage for two cars and a secure storeroom.
The location
Set in the hills above San Pedro de Alcántara, Buenavista de la Quinta balances genuine seclusion with quick access to everything the western Costa del Sol is known for. The La Quinta golf clubhouse is on the doorstep, with Los Arqueros and Los Naranjos both within a few minutes’ drive.

Is La Quinta in Marbella or Benahavís?
Benahavís. The Catastro records the golf course and the land around it in Benahavís, postcode 29679, although you reach the valley from San Pedro and most residents treat Marbella as their town. The official street register carries an area called La Quinta Golf in both callejeros, Marbella’s and Benahavís’s, so the boundary runs through this valley. Establish which side a house sits on before you offer, because the town hall that handles its licences and bills its IBI follows the plot.
How far is La Quinta from Puerto Banús and San Pedro?
About ten minutes to either. San Pedro is roughly four kilometres down the valley and Puerto Banús roughly eight, with Nueva Andalucía in between. Benahavís village is a quarter of an hour the other way, Málaga airport around an hour east.
Is La Quinta a gated community?
No, it is a valley of several separate communities with a golf course through the middle of it, rather than one gated development. Many blocks and clusters have their own gate, gardens and charge, and the villa ground above is different again. Ask us about the specific community, because fees and security vary a great deal within one address.
